Joining mineral rights owners in North Richland Hills and Watauga

for the common goal of negotiating favorable gas leases.

This website was put together by a group of volunteers in and around North Richland Hills, TX who own the mineral rights to their land. 

Due to the location of Tarrant County on the Barnett Shale, gas companies are interested in drilling underneath our land to extract and sell natural gas.  In order to do so, the gas companies are interested into entering into leases with mineral rights owners, offering signing bonuses and royalties on the gas that is extracted and sold.  If you are a mineral rights owner, you might have already been contacted by a landman working on behalf of a gas company.

By forming a neighborhood negotiating unit, we expect to achieve success similar to (or even better than) neighborhoods in Fort Worth and Arlington where leases have been negotiated with $15,000-$25,000/acre signing bonuses plus 25-30% royalties, and with customized leases designed to protect the mineral rights owner. 

No one is going to get rich off of their gas lease, but why settle for less money than your property is worth? Some companies are buying mineral rights below market value and then selling them for a much higher profit. Rather than going through a middleman, we are trying to go straight to the companies and have them compete for our leases. 

 

Please be aware that while NRHMOA is growing its membership base and pools are being formed based on proximity to drilling sites, there is a HIGH PROBABILITY that companies will try to pressure you into signing a lease.  They may offer a signing bonus that sounds too good to pass up – or they may make many promises that they refuse to include in your lease.  They may even push false information into the community about how many signed leases they have obtained, alleging that you are going to “miss out,” or making false accusations against those who have put their personal time and effort into organizing our neighborhoods. 

 

We would request that you NOT SIGN anything until you see the lease that NRHMOA or your smaller neighborhood coalition / pool negotiates. 

 

How does the NRHMOA work?

 

We ask that if you have not signed a gas lease yet, that you join our group (see the next question below for how).  Once you have joined our group, if a leader is organizing a smaller pool in your area, your information will be shared with that leader and you will automatically become a member of that pool.  We will let you know who your leader is, how to contact your leader, and the name of your group.  You remain to be a member of both the NRHMOA and your smaller neighborhood organization or pool as long as you wish or until you choose to sign a gas lease on your own.  You can also visit our “Subdivisions” page to see if a leader has been assigned in your area.  If a leader has not been assigned to your area, you can still join the NRHMOA.  As soon as someone volunteers to lead your area, we will let you know how to contact that leader.  If you are interested in leading, please send an e-mail to Michaela at michaela1k@msn.com.  If your subdivision is not listed in our “Subdivisions” page, that just means that we have not received any membership forms from your area.  Please follow the “Join NRHMOA” link above and send in your Memorandum of Intent.  Your subdivision will then be added to our website.

 

What area does the NRHMOA cover?

 

Anyone from North Richland Hills, Richland Hills, Watauga, Keller or any surrounding community is welcome to join the NRHMOA or just join the Yahoo! Group.  We monitor gas leasing activity throughout the area and we are eager to help those interested in forming their own neighborhood negotiating units.  If a surrounding area fits geographically into any of our existing pools, the best strategy is to combine those areas in our pool, regardless of municipality.  Therefore, we do not restrict our membership only to properties located in North Richland Hills.

 

How do you join our group?

 

First, download a Memorandum of Intent (Word format) (PDF format), complete, and mail to the address on the form.

 

Second, go to our Yahoo! Groups page and join our Yahoo! Group.  Here you can communicate online with your neighbors, keep in touch with the homeowners in your area who are volunteering their time to organize this group, and receive updates through e-mail.
